Sobha Amara Model Apartments

Sobha Amara offers six apartment models across three types: 2 BHK, 3 BHK and 4 BHK, each in two sizes. Sizes range from 1,150 to 3,000 sq. ft. SBA, with the 2 BHK starting from an indicative ₹1.61 Cr. Since the project is still at pre-launch, a furnished model apartment or sample flat is not open yet. SOBHA usually opens one near launch, due in November 2026, so register now to get visit dates first.

The 2 BHK Models

The 2 BHK homes come in 1,150 and 1,400 sq. ft. sizes. The smaller model works well for working couples near the Financial District, about 4 km away. The larger model adds room, which helps if you plan a nursery or a home office. Both sizes also suit rental investors, since IT tenants here look for 2 BHK homes most often.

The 3 BHK Models

The 3 BHK homes come in 1,550 and 1,850 sq. ft. sizes. Families moving up from a 2 BHK in Gachibowli, Manikonda or Kokapet often shortlist this type. The 1,850 sq. ft. model gives you space for a study or a work-from-home corner. This makes it a strong choice if both partners work from home on some days.

The 4 BHK Models

The 4 BHK homes come in 2,525 and 3,000 sq. ft. sizes, the largest in the project. These suit multi-generation families who need separate rooms for parents and children. Senior professionals and NRI buyers also prefer them for the space and the upper-floor views.

Which Apartment Model Should You Choose?

Start with how you plan to live in the home over the next ten years, not just today. A quick way to narrow your choice is to match your needs to one of these profiles.

For the lowest entry price near the Financial District, start with the 1,150 sq. ft. 2 BHK.
If you expect a child or need a home office soon, look at the 1,400 sq. ft. 2 BHK or the 1,550 sq. ft. 3 BHK.
If both partners work from home on some days, the 1,850 sq. ft. 3 BHK gives you a spare work room.
If parents live with you or plan to join later, the 4 BHK models give everyone private space.

When Will the Sobha Amara Model Apartment Open?

SOBHA has not yet announced a date for the sample flat. In most SOBHA launches, a model apartment or experience centre opens close to the launch date. Since SOBHA expects to launch Sobha Amara in November 2026, watch for visit dates around then. You can register interest on the official project website to get updates first.

What to Check When You Visit the Model Apartment

A sample flat shows the builder at its best, so go in with a checklist. These points help you judge what you will actually receive.

Carpet area of each room. Measure the rooms or ask for sizes, since sample flats often use slim furniture.
Standard vs upgraded fittings. Ask which tiles, fixtures and fittings come as standard and which are for display only.
Ceiling height. Note the floor-to-ceiling height and check it against the specifications.
Balcony size and use. See whether the balcony fits seating or only a drying rack.
Kitchen layout. Check counter length, utility space and room for a refrigerator and washing machine.
Storage space. Look for built-in storage, lofts and space for wardrobes in each bedroom.
Windows and ventilation. Check the window size and cross-ventilation between rooms.
Wall structure. Ask which walls you can change and which are structural.

Take photos and notes on each point, then compare them with the floor plan and the sale agreement.

Sample Flat vs Actual Apartment

Your real apartment will likely differ from the sample flat in a few ways. Sample flats often use premium furniture, extra lighting and decor that make rooms feel larger. Your actual home will come with the standard specifications listed in your agreement. So always ask the sales team to mark which items come with your flat in writing.
